LEED compliance for the greenest Salesforce Tower in the world

Challenge

Capital was selected as the LV specialist for the shell and core fit-out for Spencer Place Office Development which will become home to the world leader in CRM software, Salesforce Inc. Occupying a prime 2.8-acre site, the campus has 500,000 sq. ft Grade A workspace, augmented by a 195-room hotel, 5,800 sq. ft gym and 14,000 sq. ft restaurant collection. The developer, Ronan Group & the design engineers, Axiseng, had a brief to design the greenest Salesforce tower in the world. They targeted a Double LEED V4 Platinum and Net Zero Carbon certification. The building is to be one of the first Nearly Zero Energy Buildings (NZEB) enjoyed by a commercial occupier in the Irish market.

Solution

Capital designed and manufactured the Landlord LV Main Switchboards, Multi-Tenant LV Main Switchboards, Life Safety Board & Sub distribution boards. The panels were rated up to 5000A, with a high level of metering to ensure LEED compliance. Capital worked closely with the busbar supplier to ensure that interfacing between the panels and the bus duct was seamless. Back-to-back panels were designed where plantrooms had space constraints, and these were coordinated with the contractor to minimise cable runs. The project was in progress when the Covid pandemic reached Ireland, and we were able to maintain a constant supply of panels to ensure that the contractors build program was not delayed.
